  Getting behind on your mortgage can happen to anyone. Luckily, there are options available to help you avoid foreclosure and keep your home.

Here are 5 basic "do's" and "don'ts" for avoiding a foreclosure:
 
 
  Don’t Panic  
    This may sound unrealistic, but getting worked up over the situation will not make the problem go away. Your lender would rather you pay the note than have foreclose on your property and sell to another party.  
 
  Do Communicate With Your Lender  
    Sending written correspondence may sound time consuming, but it’s always better to be safe than sorry. It will not only establish a paper trail should you need it, but it will also establish clear expectations regarding payment arrangements or foreclosure proceedings.  
 
  Don’t handover the keys  
    This is a last resort, not a first option.  
 
  Do negotiate  
    Before discussing other alternatives, see if you can workout an arrangement to pay the past due amount as well as the future payments. Also check into special programs that may be available to you by state or federal government programs. Ask you lender for details.  
 
  Do contact a credit counselor  
    If you cannot make your mortgage payments your probably behind on your other obligations as well. A credit counselor will help develop arrangements with your other creditors and assist you with creating a budget you can live with.
